Also, make sure to get any broken bits and pieces fixed before letting any prospective buyers into your home.
2) Place a SEXY advertisement! Now, when I say sexy I actually mean original and exciting. Make it completely unique, and avoid following the same "rules" as everyone else. You want people to see it and think "wow, that is really interesting, we have to take a look at that one honey". Think like a salesperson.
3) Be confident when showing your house around to buyers. You are the one who's been living there, so you know exactly how great it is! You know that it's worth X amount of money, and selling it for anything less would be stupid. Remember, even though we're in a massive recession, it doesn't mean that people have any less need for homes. People are still willing to pay for things they need.
